Asset Management
  • Handle all Landlord/Tenant relations and communications, including lease administration and drafting
  • Prepare all financial reports and budgets, including CAM reconciliations
  • Develop long-term investment strategies for our clients
  • Identify Buy/Sell and Financing opportunities
Financial Management
  • Monthly financial statements, including current and year-to-date activity, status of accounts receivable and accounts payable and budget-to-actual reporting
  • All invoicing requirements per lease agreements, including CAM charges
  • Secure bids for insurance or other financial services or expenses as needed
  • Prepare the required 1099s for year-end accounting
Physical Maintenance
  • Coordinate and supervise all maintenance activities, repairs, inspections and capital and tenant improvements
  • 24/7 availability and emergency response
  • Prepare recommendations and action plans for common area improvements
  • Negotiate contracts, supervise independent contractors, and on-site employees
Construction Management
  • Manage tenant improvements and new construction, including full building rehabilitation and structural upgrades
  • Coordinate all contract negotiations
  • Ensure all insurance requirements are satisfied
  • Recommend and supervise all value engineering efforts
